Building Alteration/Addition

Alterations: $85.00 plus $9.00 per $1,000.00 estimated structural cost, plus $7.00 UCC educational surcharge; (plumbing is $15.00 per fixture (minimum $60.00) Minimum Fee $175.00, if the house has a fire suppression system, there is a $55.00 Fire Marshal inspection fee. A mechanical fee is assessed based on the cost of construction. If the footprint of the structure is changed an additional zoning fee of $135.00 due at time of application and is non-refundable. Checks should be made payable to "Buckingham Township."

Additions: $150.00 plus $0.70 per sq. ft.; (plumbing is $15.00 per fixture (minimum $60.00.); a mechanical fee is assessed based on the cost of construction. If the footprint of the structure is change an additional $135.00 zoning fee will apply for both an addition or alteration. If the footprint of the structure is changed an additional zoning fee of $135.00 due at time of application and is non-refundable. Checks should be made payable to "Buckingham Township."

Instructions

Complete general application form:
1. All plumbers must be registered with Buckingham Township
2. An Electrical Inspection Agency must inspect all electrical work and the cut card must be sent to Buckingham Township
3. Applicants' signature
4. Property owners' signature
Submit a plot plan of the property drawn to scale showing all existing construction and proposed construction, distances to the side, front and rear property lines. It shall also include the existing and proposed grading contours, easements, right of ways, wetlands or other features of the property noted.
Submit 2 complete sets of construction drawings to scale with sufficient clarity and detail dimensions to show the nature and character of the work to be performed.
The drawing shall include the following minimum information; design loads, species and grade of lumber, elevation, plan view, foundation/footing plan, framing plan indicating joist/rafter size, spacing and direction, header sizes, stud wall size, subfloor sheathing thickness and type, exterior wall and roof sheathing thickness and type, beam sizes, R values wall, floor and ceiling, finishes on wall, floor, ceiling, fireplace details, window and door locations with manufacturer's cut sheets.

Plumbing - An isometric drawing for the water system and one for the drainage and venting. Indicate the type of materials to be used and indicate if the water source and waste disposal is public or private. (All water distribution lines must be copper). Plumbers must be registered with Buckingham Township

Heating, Ventilation and Air Conditioning - Submit heat load / heat gain calculations, plan view drawings indicating duct sizing, type of duct, register location, CFM at registers, baseboard heat locations, cut sheets on heating equipment.

Carbon Monoxide Alarms: 2009 IRC, R315.1 FOR NEW CONSTRUCTION an approved carbon monoxide alarm shall be installed outside of each separate sleeping area in the immediate vicinity of the bedrooms in dwelling units within which fuel-fired appliances are installed and in dwelling units that have attached garages. R315.2 EXISTING DWELLINGS. Where work requiring a permit occurs in existing dwellings that have attached garages or in existing dwellings within which fuel-fired appliances exist, carbon monoxide alarms shall be provided in accordance with Section R315.1.

Electrical - Submit an UNDERWRITER APPROVED plan view drawing showing the location of all switches, lights, receptacles, fans, smoke detectors, service equipment, and if non-residential, exit signs, and emergency lighting.
Worker's Compensation must be submitted with Buckingham Township named as Certificate holder.
The cost of the Building addition permit is $150.00 plus $.70 per sq foot, $7.00 educational surcharge. (plumbing is $15.00 per fixture (minimum $60.00) If the house has a fire suppression system, there is a $55.00 inspection fee. A mechanical fee is assessed based on the cost of construction. Zoning fee of $135.00 is due at time of application and is non-refundable. Alterations are calculated at $85.00 plus $9.00 per $1,000.00 estimated structural cost. Minimum fee $175.00 plus plumbing, mechanical, educational surcharge and sprinkler inspection fee if necessary.
