The work session of the Buckingham Township Board of Supervisors was held May 12, 2010 in theTownship Building, 4613 Hughesian Drive, Buckingham, Pennsylvania.

The meeting was called to order at 6:55pm.
1. Buckingham Forest Commercial Property
Ms. Bush reported that she had reviewed the ordinance and there were many permitted uses as well as the possibility for a cultural shopping center as a conditional use. She noted that the maximum area for a cultural shopping center was 15 acres and with the parcel being just under 30 acres they would need to subdivide. She noted that the maximum store size was 4,000 square feet and the average size had to be 1,500 square feet.
Ms. Bush reported that she had reached out to a couple local developers to find out what they thought would be viable. They discussed that the Biotech center was thriving and that there was still a flow of business from New Jersey into Pennsylvania.
Ms. Bush reported that the Planning Commission felt strongly that they did not want to allow for anything that would compete with None Such Farms. They supported a mixed use development, an office complex, a park, health/medical or a church. Board consensus was that there should not be a food market in that location.
Solicitor Smith recommended sending this back to Mr. VanLuvanee.
2. Comprehensive Plan.
Ms. Bush reported that there was one section regarding how the Township relates to neighbors. She distributed a handout with a list of neighboring municipalities and issues of overlap. She asked if the Board would like the PC to invite the neighbors in for discussion or write up the section and circulate to neighbors. Mr. Forest suggested contacting each municipality to see if they would like to meet and if not write it up and circulate.
3. Cross Keys Update
Mr. Kelso reported that work had begun and that the residential areas in Doylestown were ready for connection. Mr. Kelso reported that Doylestown Township Municipal Authority had asked for waivers from the half lane overlay and the plumbing permit fees. Board consensus was that they would not waive the fees.
4. Verizon
Ms. Cozza reported that Verizon had come in for road opening permits in the Cold Spring Creamery area and that FIOS was coming.
The Work Session was adjourned at 7:30pm.
